Real estate personal shoppers are starting to be well known and demanded in Spain, but there are still a lot of people out there who don’t quite understand the difference between what we do, and what traditional real estate agents, aka realtors, do.
So in this article we’d like to highlight a few of the key differences:
What do they do?
A real estate agent’s work is divided in two parts:
- Convincing owners to list with them
- Selling the property.
Competition among realtors in Spain is fierce, so the first step is to convince owners to list their property with them. The second step is to find a buyer for that property.
A real estate personal shopper’s job is to help someone who wants to buy real estate to find and purchase the ideal property. So our job is to go through all the steps involved in making a real estate purchase: searching, filtering, viewing, due diligence, negotiation.

What is their goal?
The real estate agent’s ultimate goal is to find willing buyers for all the properties listed in their portfolio.
The real estate personal shopper’s ultimate goal is to find the property that best fits our client’s needs, and help them buy it at the lowest price possible.
Who do they work for?
The real estate agent is a middleman between the buyer and the seller: they need both parties to close the deal. However, at the end of the day it’s the seller who hires the realtor to sell his / her property, so the realtor always has the seller’s best interest at heart.
The real estate personal shopper is hired by and works solely for the buyer. We represent the buyer’s interests alone, and never work for the seller.
What is their commitment?
To help you sell your property as fast as possible and at the highest price possible.
To help you buy the property that best fits your needs, at the lowest price possible.
What properties can they show you?
A realtor can take you to view the properties that owners have listed with them, which they have acquired the commitment to sell.
Sometimes, if they belong to a network of collaborating agents such as an MLS (multiple listing service), they can also show you properties listed by other agents.
A real estate personal shopper can take you to view ANY property on the market, in other words we can give you access to 100% of the properties available for sale at any given time, independently of whether they are listed through an agency, a bank (etc.), or directly by the owner.
To sum it all up: a real estate agent or realtor helps owners market and sell their house. A real estate personal shopper helps people who want to become owners to make the absolute best purchase possible.
Therefore, if you are thinking about buying an apartment, house, or any other piece of real estate, find and hire a real estate personal shopper. This way you will have someone on your side whose goals are perfectly aligned with yours, and who will work exclusively for you to save you time, money and hassle.
